Greenfield Developments
Journey through Brisbane’s key growth corridors to explore premium greenfield residential estates. This tour highlights master-planned communities that set the standard for quality living, ecological consideration, and future the urban expansion of Brisbane.
Project 1
Flagstone – Peet
Flagstone is the centrepiece of the Greater Flagstone Priority Development Area, designated by the Queensland Government to fast track the supply of housing and infrastructure in one of South-East Queensland’s fastest growing corridors. Flagstone is designed with the future in mind, with a 30-year vision for a self-sufficient city. On completion, Flagstone will be home to 10,000 families, includes 330 hectares of green open space, and a 126 hectare CBD.

Covella – AVID
A 153ha boutique greenfield development, Covella is an exemplary model of urban convenience in a rural setting. It comprises 1,565 homesites that will ultimately be home to 5,250 residents. One third of the project is dedicated to parks and greenspace. Designed with a smaller “boutique” community mindset on a larger scale, Covella features a diverse range of housing – from 350sqm sites up to 2,000sqm lifestyle lots. Covella is a joint venture project by AVID Property Group and Greenfields Development Company.

Project 1
Carseldine – EDQ
Carseldine Village is a community built on sustainable innovation. This market-leading residential development features 182 residential terrace homes, 152 affordable apartments, a $6.5m sport and recreation precinct, Rockpool Residential Aged Care, C&K Childcare Centre, and a Village Heart (future retail, commercial, dining, lifestyle and health precinct). In addition, 18 hectares of green and open space surround parts of the development which are enjoyed by residents and the local community.

Ashford – Mirvac
Located next to Kedron Brook, the $87 million development is located seven kilometres from Brisbane’s CBD and features 124 residences, including 43 freestanding homes, 80 three- and four-bedroom terrace homes, a recreation hub and a restored heritage house, alongside one-hectare of eco area. The masterplanned community’s design pays homage to the site’s heritage and natural surrounds.

Project 1
Luminare – Cavcorp
Luminare features Australia’s highest cantilevered glass-bottom and edge pool, floating and hanging 95 meters above sea level. The project features 214 2 & 3 bedroom apartments with resident services and over 1,200 square metres of indoor and outdoor amenities. The streetscape combines retail, driveway and services with a continuous green roof and cantilever concrete awning, and mature landscaping; maximising the building and neighbourhood’s visual amenity.
Total Fusion Platinum provides an elevated wellness experience by delivering world-class fitness, health and rejuvenation services in Australia’s largest health club and gym. Forming part of Luminare, the final piece of Cavcorp’s Long Island precinct masterplan in Newstead, Total Fusion Platinum’s 9,000sqm facility was designed by renowned architects ACME. In collaboration with Cavcorp, ACME fused a Roman-esque bathhouse with state-of-the-art technology.

Seasons – Azure
Seasons by Azure features 68 two-storey terraces in a gated community within Brookwater’s exclusive Dress Circle. Across 2.28 hectares, Seasons blends thoughtful landscaping, access to nature trails, and exclusive wellness amenities. The development’s practical and modern design was embraced by purchasers, with the project selling out within three weeks. Seasons is an excellent example of infill-style product within a larger greenfield context.

Springfield Stadium and Surrounds
Springfield City Group is the master developer of Springfield and has been instrumental to the emerging city’s continuing success. On this study tour, you will be briefed on the city’s evolution and hear about key city precincts and locations including the Brisbane Lions stadium, the Mater Public Private Hospital (under construction), Homemaker City (City West), City North Residential, City North Sports and Leisure Precinct (next to Springfield Stadium and Springfield Central Station), Brookwater Golf and Country Club and Premium Residential Community.

Project 1
Curwen Terrace by BHC
Curwen Terrace delivers 92 new homes including 46 social and 46 affordable homes, with a strong focus on liveability and accessibilty. The social homes assist in the delivery of long-term, quality housing for people on the social housing register, while the affordable housing component provides critical housing supply for local essential workers who are employed in the nearby retail, health and administrative services precincts.

Bric Housing/St George Community Housing at Carseldine Village
A new partnership between St George Community Housing and Bric Housing in Economic Development Queensland’s Carseldine Village precinct will result in the delivery of 152 social and affordable residential apartments, with construction set to commence in late March 2025.
Carseldine Village is a market-leading 15.7 hectare mixed-use development which includes freehold terrace homes, a Residential Aged Care home, Childcare Centre, 4,500sqm retail, commercial, dining, lifestyle and health precinct, and up to 200 build to sell residential apartments.
